We welcome you in our family-run guest house, Pension Patricia in Kaprun.
Very tranquil, yet centralized, it is the ideal springboard to your journey around the holiday region Zell am See-Kaprun. At the foot of the mountain Kitzsteinhorn, not far from the idyllic town Zell am See and the shore of the Zeller See, close to the national park Hohe Tauern and the most beautiful skiing region Austria’s, you’ll find no room for boredom at our house!
Whether you want to get active in sports or you are planning a fun and exciting family holiday with your kids. All year long you can live your wildest holiday dreams, while staying in one of our lovingly furnished wellness rooms!
On a sunny day, relax on our terrace or challenge your loved ones to a table tennis match in our garden. Our smallest guests can also enjoy themselves on our trampoline.
In the evening, if you wish to quietly settle the day, our cosy guest room invites you to a social get-together. Combining hotel bar and meeting area, it is the perfect place to enjoy a cold drink with your friends. Also, don’t be afraid to use the snack vending machine!

We have furnished every room carefully and lovingly in an alpine style, so you can feel right at home the moment you enter. The wooden furniture and flooring, the warm colours as well as the comfortable room size will give you a cosy atmosphere. Furthermore, all rooms are deliberately built with only wooden and ceramic floors, so that even allergy sufferers can fully enjoy their holidays.
Most of our rooms come with a special lighting highlight. Not only can you change the brightness, you can even choose the colour of the light! Our special lamps can be dimmed or changed on a whim. Another key feature are Bluetooth speakers installed in the ceiling lamp, allowing you to play your favourite music whenever you want.
Furthermore, every bathroom is equipped with a bidet hygiene shower, as well as an illuminated cosmetic mirror.
Individually designable rooms
Do you like to visit us with your kids? No problem. We will simply transform the double bedroom into a multi-bed room. Comfortable, extendible extra beds change into a cuddly family-nest and turn it into a highlight for your kids. On request, of course, we will also provide you with a free cot for your baby. If you are travelling together with friends or business reasons, we can easily change a double bed into two single beds, thanks to the special design of our beds.
In addition, every room is equipped with a safe to store your most valuable and beloved belongings.
By noon, our rooms are properly cleaned every day. After all, you should feel at ease your entire stay long.

Enjoy your freshly baked bread by our local baker – with a big selection of cheese and sausage variations or sweet handmade marmalade, honey or chocolate topping – with a tasty coffee, hot chocolate or tea. In addition, we offer you a selection of fruits and vegetables, fresh eggs from the region, sweet pastries, juices, as well as different cereal and yoghurt varieties.
All of that will sustain you with the energy you need for a busy day full of adventures and vigour. While breakfasting we gladly show you destinations and give you tips for planning your day.

You can easily buy the ski pass directly on-site by the reception desk and spare yourself the trouble of waiting in line. If you, for instance, want to leave your car behind, you can easily and comfortably use the ski bus, for free. Only 2 walking minutes away from our place and driving you to all three ski regions.
